PROJECT SCHEDULE UPDATES as of August 24, 2012 -

Master Site Plan

North High School:  All outdoor facilities were turned over to the school on August 24th in time for the first home football game of the season, as planned and expected.  There is much to do to complete the work, however.  The new washrooms, canopy, parking lots and plaza areas are substantially complete.  Lighting for the parking lots will be complete by September 7th.  The final paver blocks in the northwest corner of the east lot will be completed this week.  Rough grading of the site will be completed this week in anticipation of landscaping work, which is currently out to bid and should be completed in October.  The final phase of the 2012 work began this morning with the closure of the old northwest parking lot as demolition begins in order to make way for the new synthetic multipurpose field.  Withstanding poor weather, we expect the new field to be finished mid-October.

South High School:  The materials for installation of the rain harvest underground water storage system will be delivered this week once the site has dried out from this weekend’s heavy rainfall.  Installation should take less than a week.  Installation of the under drain system and irrigation system will follow within two weeks and we should be ready for final soil reconstitution and grading so seeding can commence by late September.  The ticket booth and new security entrance to the stadium is finished, as is the athletic store room which occupies the abandoned stadium washrooms.

Capital Improvement Work

North High School:  All planned work is substantially complete.

South High School:  All planned summer work is substantially complete.

Administration Service Center:  The parking lot reconstruction work is complete and we are awaiting landscape bids for award of contract and installation in late September or early October.

PROJECT SCHEDULE UPDATES as of August 17, 2012 -

Master Site Plan

North High School:  The east parking lot paver work is ahead of schedule and nearly finished.  Final trim-out and installation of LED lighting will complete the work.  The Prince Street plaza (permeable pavers) work began this week with installation of stone base before inclement weather impacted work.  Paver installation is expected to take about four days so the walkway should be completed in time for the first football game of the season (August 24th) and opening day of school.  The west parking lot is surfaced, striped and will open for use August 22ndif not sooner.  Our electrical contractor responsible for outdoor lighting is having difficulty with light pole and fixture delivery and has indicated a late completion date.  We are hounding the contractor and manufacturer to speed delivery and installation.  Once the east parking lot is made available we will immediately close the old northwest parking lot and begin demolition in preparation for installation of a synthetic field.  The stadium washrooms, security fences and canopy will be completed by August 22ndand open for use the next day.

South High School:  Removal of the damaged underground vault sections for the rainwater harvesting system on the northwest fields is finished and the contractor is awaiting delivery of new structures expected by August 27th.  The stadium athletic storage room (old washrooms) is finished and furnished with lockable shelving for multipurpose use.

Administration Service Center:  the parking lot reconstruction is finished and the lot is open for use, sporting additional parking stalls, better handicap accessibility, room for emergency vehicles and a safer pattern for vehicular and pedestrian traffic flow.  Landscape improvements are included in the upcoming bid release for the final work at the two campuses, expected to occur this September.

Capital Improvement Plan Summer Construction Work

North High School:  All improvement work is complete and in the close out stage, including new interior bleachers, new HVAC systems, new lockers and repair of the library roof (storm damage reimbursement work).

South High School:  All improvement work is complete and in the close out stage, including masonry tuckpointing and replacement of the cafeteria roof.

PROJECT SCHEDULE UPDATES as of August 10, 2012 -

Master Site Plan

North High School:  The west parking lot asphalt paving was completed today.  Early next week contractors will finish the stone base and begin installing the pavers in the Prince Street plaza area.  All masonry is finished on the washroom and canopy.  Plumbers are installing fixtures in the new washrooms.  Parking lot lighting installation begins next week.  The east parking lot is about 70% paved.  All work is scheduled to be completed by August 23rd.

South High School:  The removal of the collapsed water vault system will be completed early next week.  Concrete vault sections will be delivered and installed the last week of August.  The stadium ticket booth will be finished this weekend.  The fence and turnstile to the stadium was installed today.  The old washroom conversion to storage space will be completed today.

Capital Improvement Work

North High School:  The piping work is nearly complete, with washroom fixtures installed and privacy partitions going in early next week.  All other planned improvements are completed.

South High School:  Contractors are working on the cafeteria roof replacement and will be finished by August 17th.

Administrative Service Center:  The reconstructed parking lot was returned to service this week.  Landscaping will be included in the DGN landscape bid planned to be released later this month for completion in October.

PROJECT SCHEDULE UPDATES as of July 13, 2012 -

Master Site Plan

South High School:  The northwest field final sub grade is finished.  The irrigation water main is installed, as is the electric service for the pump system.  Next week the under drain and irrigation systems installation begins.  The mason contractor working on the ticket booth is searching for a substitute brick supplier because the original supplier is unwilling to ship his product. The roofing contractor will finish the ticket booth work next week.  Contracts have been let for converting the old stadium washrooms into a storage room for the athletic program.  This work will begin within two weeks and should take about two weeks to complete.

North High School:  The east parking lot stone detention system is finished and top stone base for the brick pavers will be finished early next week, allowing the start of paver installation to begin several days ahead of schedule, next week.  With favorable weather, the paver work will be finished ahead of schedule, planned for August 20.  The Prince Street Plaza (how about an official name?) stone base is complete, as is the stone base for the curbs.  Next week the curbs will be poured and backfilled.  Final stone and grading will follow the next week, and once the east lot paving work is established, brick paver work on the plaza will begin.   Electricians will install light poles in the east lot, west lot and plaza by the end of this month.  Plumbers, electricians and masons continue work on the new stadium washroom, with expected completion by late this month.  Masons are constructing the brick piers for the canopy and stadium fence and should finish this work by the end of next week, when steel for the roof can be installed.

Capital Improvement Plan

South High School:  The cafeteria roof replacement work is back on track after workers had to abandon the project due to last week’s heat wave.

North High School:  The bleacher replacement work in the natatorium and main gym is completed.  We’re waiting for delivery of the pool locker room lockers.  A delivery date has not been established.  The replacement HVAC unit for the locker room is installed and contractors are completing related pipe, power and control work.  The contractor is completing pre-installation work on the recently received TV/Radio station ventilation unit and will deliver and install the unit by the end of this month.  The roofing contractor had pulled off the library project last week due to the heat wave but is back on the job and progressing well.

Administrative Service Center:  The parking lot reconstruction project took a hit last week with the heat wave, as concrete work slowed to a halt for a few days, but workers returned this week and the project is back on schedule.  Curbs are complete except for the driveway entrance, where underground utility cables must be relocated.  Relocation will be finished by early next week, along with the curbs and retaining walls.  The following week the stone base will be finished and paving can begin.   The expected completion date of July 31stis still within reach.

PROJECT SCHEDULE UPDATES as of July 6, 2012 -

Master Site Plan DGS:  The rain harvest vault system is installed and backfilled.  Next week the water service and underground electrical service for the irrigation system will be roughed in.  Final subgrade of the northwest field is underway and should be finished by the end of next week.  The under-drain and irrigation systems will be installed over the next two weeks.  Final grading and the top soil mix will follow the last week of July.  The stadium ticket booth is on hold pending delayed shipping of the brick.  The adjacent fence and turnstile will be installed late in July.

ASC Parking Lot Reconstruction:  Poor soil conditions hampered progress the last two weeks, but the work is back on schedule with the start of concrete curb installation, which will continue through next week.  Two retaining walls will be constructed late next week and underground utilities relocated at the street entrance.  The stone base and asphalt surface should be finished by the end of July.

Capital Improvement Work DGS:  Replacement of the cafeteria roof began this week.  Tear-off and replacement is under way. but excessive heat has impacted progress.

Master Site Plan DGN:  The stone detention system will be completed on the east parking lot next week.  Right behind this work is the stone base and installation of the brick pavers, all expected to start late next week with completion by August 20th.   The west lot is ready for asphalt, but is currently being used for equipment and material storage, with plans to asphalt the first week of August.  The masons are finishing the exterior of the washroom while the plumbers and electricians rough in their services on the inside.  Masons will move to the canopy piers next week with roof steel expected to be set in place the following week.  The Prince Street walking plaza is at final sub grade.  Curbs will be framed and poured next week.  Electricians will pull wire for street lights next week and the stone base for the brick pavers will follow right behind the curb work.  Brick paver installation is scheduled to start as  the work winds down on the east lot in approximately three weeks.

Capital Improvement Work DGN:   The library roof replacement (storm damage) work has slowed to a crawl, again because of excessive heat.  Inside the building, the pipe replacement project is well under way and on schedule.  The bleacher replacement project is complete except for electrifying the operators.  The locker replacement work is ready for installation and we’re waiting for delivery of materials, which is expected to be within the next two weeks.  The HVAC replacement project in the pool locker rooms is complete.  Installation of controls and associated piping is under way and expected to be finished within the next two weeks.  The HVAC replacement project in the TV/studio is out of the demolition stage.  The new unit was delivered to the contractor this week and will be installed over the next two weeks.  WDGC continues to operate on the air, albeit in a warm, stuffy transmitter room.

PROJECT SCHEDULE UPDATES as of June 22, 2012 -

North High School:  Excavation of Prince Street plaza is finished and to subgrade.  Underground utility services beneath the plaza will be completed next week.  Curbs will be poured next week.  Foundations for the plaza canopy are under construction with masonry pier construction to begin late next week.  Curbs will be poured next week for the west parking lot.

The east parking lot is to subgrade with all underground utilities in place.  Curbs and planter islands will be poured next week.  Stone base for the brick pavers will begin the following week, starting at the south end of the parking lot and moving northward.

The Main Street grass sports field has not reached the level of turf quality that we had expected, having been seeded late the previous year.  We have established an action plan to enhance the turf growth with the goal of turning the field over to student use this fall, as originally planned.

South High School:  Carpenters began framing the ticket booth this week and should complete the work by the end of the month.  Fencing and the pedestrian turnstile will be installed once the carpentry is finished.

Reconstruction of the northwest sports field continues with excavation for the rain water harvesting underground vault system, which will be delivered in pre-cast sections early next week.  The placement of the vault system will take about a week.  Once that work is finished contractors can install the under-drain system and final grade.  The irrigation system will be installed once final grade is established.

Capital Improvement Plan-Building Improvements

Seven significant construction contracts were awarded for work in the two school buildings.  HVAC system replacement in the DGN pool locker room and TV/Radio studio is underway.  Pool locker room looker replacement and bleacher replacement work in the pool building and main gym are underway.  Domestic water line/waste line replacement work is well underway and replacement of the library roof, damaged in last year’s summer storm, is also on schedule.   Replacement of the DGS cafeteria/kitchen roof is underway and on schedule and the pool building tuck pointing project is nearly complete.

PROJECT SCHEDULE UPDATES as of June 15, 2012 -

North High School:   Demolition of Prince Street is complete and installation of underground utilities began this week.  The west parking lot is to subgrade.  The east parking lot is nearly to subgrade.  Light pole foundations and electrical service is complete in both parking lots.  Masonry walls for the stadium washrooms began this week.

Contracts for finish work on the east parking lot and subgrade work on the west field will be awarded June 18th.  Contractors will begin final grade and installation of concrete curbs and planters on the east parking lot next week.  Excavation of Prince Street will continue, as will underground utility work.

Landscaping:  The design development team, consisting of DGN neighbors, our landscape architect and District 99 representatives met twice this week and made substantial progress with planning.  Two additional meetings next week should be sufficient for our professional designers to finalize schematic drawings.

South High School:  Underground storm sewers are installed.  Subgrade work continues.  Concrete flatwork and underground utilities for the stadium main entrance is complete.

Contractors are constructing the new ticket booth off-site and will deliver the shell next week.  Delivery of the rain harvest underground detention system is expected next week and will be installed once the pit excavation is finished.

Capital Improvement Plan Work

North High School:  Replacement of the library roof, damaged in last summer’s wind storm, began in earnest this week with tear-off.  Because the integrity of the structural deck was compromised by the storm, this work is more extensive that typical remove/replace work and will extend throughout the summer from both inside the library and on the exterior.

A recommendation for award of a construction contract for replacement of 84 year old domestic water piping and deteriorated waste lines is on the June 18thBoard of Education agenda.  Should this project be approved, the work will begin immediately with completion expected by mid-August.

South High School:  Tuckpointers are working on the exterior masonry walls of the natatorium, having finished their interior work the previous week.  Replacement of the roof over the 1969 wing of the cafeteria/kitchen area is underway.

Administrative Service Center:  Reconstruction of the Springside Ave. parking lot which serves the DGS stadium, District Transportation facilities and administration offices will begin immediately with the approval of construction contracts at the June 18thBoard of Education business meeting.  It is anticipated that the parking lot will be closed for six weeks during construction.

PROJECT SCHEDULE UPDATES as of June 8, 2012 -

North High School:  The east parking lot excavation is complete and subgrade established.   Underground utilities are in place.  Light pole foundations and curb footings are finished.  Contracts have been awarded for the under drain system, brick pavers, curbs and flatwork, which will begin next week.

The washroom floor slab was poured this week and is curing.  Next week we will start raising masonry walls.  Foundations for the adjacent pedestrian canopy/security fence/ticket booth will be excavated, formed and poured.

The west lot is to subgrade except for the northwest corner where poor soil conditions required deep excavation and backfill.  Free clay from two nearby construction sites, plus recycled asphalt and concrete from the removal of Prince Street will be used to fill the hole.  Prince Street demolition will be finished next week and underground utility relocation will begin.

South High School:   The northwest field renovation project main sewer lines are in place and the pit for the rainwater harvesting system has been excavated.  The detention system components are to be delivered mid-month with installation to follow immediately.  The foundation for the new ticket booth and entrance work on the southeast side of the stadium is finished.  Next week utilities and framing begins.

PROJECT SCHEDULE UPDATES as of June 1, 2012 -

North High School:  The east parking lot asphalt was recycled this week and used as fill material for the west parking lot, where poor soils were removed.  A pocket of poor soil in the east lot also was found and must be excavated next week.  Free fill from South High School northwest field reconstruction is being used at North, as is free fill from the Belmont Ave. railroad underpass.  This has saved the District thousands of dollars in anticipated costs.

Under floor plumbing for the new washroom facility will be completed over the weekend, allowing the floor slab to be poured late next week and the masons to begin raising the walls.

Tree removal around the west lot will begin Monday, allowing final excavation and sub grade reconstruction to continue.

Demolition of the vacated Prince Street property begins Monday.  Closure of the street and traffic control signs will signify the start of this work.

South High School:  Excavation continues on the northwest field, in preparation for installation of the rain harvest detention system.  Storm sewers are being installed along the perimeter of the construction site.

Site demolition for the new ticket booth/stadium entrance begins Monday, with underground utility and concrete foundation work to follow later in the week.

Summary:  Both campus site projects are on schedule despite two lost work days due to inclement weather.  The third of four bid packages will be awarded in June for approved site work at North (synthetic field and east parking lot) and the ASC (parking lot reconstruction).  A fifth bid package will be awarded for landscaping later in the summer.  The District received a number of neighbor requests to participate in the landscape design process.  Volunteers will be contacted and invited to join the District design team within the next week.

Capital Improvement Plan Projects:  With the end of school and graduation over, scheduled work inside the buildings can begin June 4th.  These projects include roof replacements at both schools; replacement of critical kitchen equipment in both student cafeterias; expansion of the security camera system at South; natatorium tuckpointing at South; bleacher replacement in the main gym and natatorium at North and replacement of HVAC systems in the TV/Radio studio and natatorium locker rooms at North.

PROJECT SCHEDULE UPDATES as of May 25, 2012 -

Construction began in earnest for Phase 2 work May 7th at North High School and May 25th at South High School, as planned.

North High School-current status:  Excavation of the east field is finished and rough graded for utilities, curbs and under-drain systems.  Grinding of the east parking lot asphalt (to be recycled as fill for the west parking lot) begins May 29th.   Excavation for the west parking lot is nearly finished and underground utilities are being installed.  The washroom foundation was poured this week and the pad will be poured next week.

Two week look-ahead:  Foundations for the pedestrian canopy, fence and ticket booth will be installed.  Masonry walls for the washroom and the demolition (after graduation) of Prince Street will be well underway.

South High School-current status:  Excavation of the northwest field has begun.

Two week look-ahead:  Complete excavation of the northwest field and begin installation of the rain harvest system.  Demo site and install the foundation for the stadium ticket booth and entrance.

Miscellaneous:  Poor soils at North (east and west parking lots) known to exist have been as extensive as estimated.  Corrective action has been taken as planned, using unit costs submitted in the construction bids to maintain cost control and minimize delays.  Change orders will be issued for the additional work.  The construction contingency is sufficient to cover these costs.

The third phase of bidding (DGN field improvements, brick paver systems and the ASC parking lot renovation work) will conclude with a bid opening June 7th.  Recommendations for construction contract awards will be presented to the Board of Education at the June 18th business meeting.

Administration is assembling the landscape design team for North High School work.  The team will consist of adjacent neighbors, representatives from the DGN biology department and administration, joining our landscape architect and civil engineer from Wight & Co.  The month of June will see us develop site schematics and plant specifications.  This work will be converted to bid documents for bidding in August, with award of contracts in September and installation in October.   This will be the final bid package for the Master Site Plan, Tier 2 Phase 2, work.
